The short answer
Choose a roofer who gives a free written, itemised quote, shows proof of insurance, explains the problem with photos, follows BS 5534, does not demand large cash payments up front, and has a real phone number and local presence. Be wary of door-knockers who “spotted a problem” on your roof.
10 questions to ask any roofer
- Can I see your public liability insurance?
- Will I get a written, itemised quote?
- Is scaffolding and waste removal included?
- Can you show me photos of the problem?
- Will the work meet BS 5534?
- What guarantee do you give, in writing?
- Who will actually be doing the work?
- How long will it take, and what if the weather turns?
- What are the payment terms?
- Do I need planning permission or Building Regulations approval?
Red flags to watch for
- Cold-callers who knock to say they “noticed loose tiles”
- Pressure to decide today for a “special price”
- Cash-only, large up-front payments
- No landline, address or online presence
- Vague quotes with no breakdown
